1. About these terms

This website is operated by Olhona LLC, doing business as Pro Build Studio. By using the site you agree to these terms. If you do not agree, please do not use the site.

2. The website is not an offer

Nothing on this website is a binding offer to build. Prices, sizes, specifications, timelines, and images are provided for general information and may change without notice. A binding agreement exists only once you and we sign a written contract.

3. Prices and estimates

• Published prices are starting prices for a standard configuration in the Los Angeles, CA & surrounding areas service area.
• Your final price depends on foundation type, site access and conditions, the options you select, and material costs at the time of contract.
• Square footage figures are approximate and measured to the outside face of the walls, so usable interior space is smaller.
• Estimates are valid for the period stated on the estimate itself.

4. Configurator and images

The 3D configurator is a visualisation tool. Colours, proportions, textures, and finishes shown on screen are approximate and will differ from the built product. Photographs and renderings on this site may show optional features, landscaping, or furnishings that are not included in the price shown.

5. Timelines

Build durations quoted on this site describe typical on-site construction time under normal conditions. Actual schedules depend on weather, site access, material availability, inspections, and any approvals required for your property.

6. Permits and approvals

We do not obtain permits. Determining whether your project requires a permit, zoning approval, or HOA consent — and obtaining it — is the property owner’s responsibility. We can supply drawings of the structure on request. We make no representation that a structure will be approved by any authority.

7. Site readiness

The property owner is responsible for providing clear, lawful access to the build area, and for identifying underground utilities, irrigation, septic systems, and property lines before work begins.

8. Warranty summary

The following summarises the warranty provided with a completed studio. The full written warranty is supplied with your contract and governs in the event of any conflict with this summary. It is available on request before you sign.

• 10 years — structure: framing, floor system, and structural connections.
• 5 years — weathertight envelope: roof and exterior wall assemblies against water penetration.
• 1 year — installed equipment, fixtures, and finishes.

The warranty does not cover:

• Normal wear, fading, weathering of paint and finishes, or seasonal movement of wood.
• Damage from misuse, neglect, alteration, or work performed by others.
• Damage from flood, earthquake, fire, falling trees, or other events outside our control.
• Problems caused by site conditions, drainage, or soil movement outside the structure.
• Structures relocated after installation.

Warranty coverage begins on the date the build is completed and runs to the original owner. To make a claim, contact us in writing at the address below and allow us reasonable access to inspect.

9. Intellectual property

The design, text, images, and configurator on this site belong to Olhona LLC and may not be copied or reused without written permission.

10. Limitation of liability

To the fullest extent permitted by law, our liability arising out of your use of this website is limited to the amount you paid us, if any, for access to it. Nothing in these terms limits liability that cannot be limited under California law, and nothing here limits the warranty described in section 8 or your rights under your signed contract.

11. Governing law

These terms are governed by the laws of the State of California, without regard to its conflict-of-laws rules.

12. Changes

We may update these terms. The date at the top of this page shows when they were last revised.
